Are you licensed?
We are a licensed property management company in the state of Oregon.

Can I reach you after hours?
We have an emergency maintenance line for all after hours emergencies. All other calls will be routed to
our voicemail and will be returned in the next working day. Email is also a great way to contact us to get

Can you put the money directly into my account?
YES, all owner funds are direct deposited into owner bank accounts.

Do I get to see the lease or sign it?
In Oregon the management company signs the lease with tenants. We are always happy to give you a copy upon request.

Do you sell real estate too?
We do not. We focus only on long-term rentals. However, we do have great real estate relationships and are always happy to recommend a great realtor to you.

How and when do I get my checks?
Owner funds are direct deposited into owner account between the 10-15th of every month.

How is rent collection handled?
95% of our tenants pay their rent directly to us online. Otherwise cashiers checks or money orders are sent to our office.

How long of a lease do you sign?
Lease lengths can vary but generally most of our leases are anywhere from 6-12 months.

How much security deposit do you charge the tenant?
An average security deposit is 1.5 times rent but can vary depending on property.

How soon can you start managing my property?
We are always ready to take on new properties. Generally after a management agreement is signed we can have the property up and listed for rent in 24 hours.

What type of properties do you manage?
We manage multi family, single family, and commercial properties.

What type of reports do I get and how often?
Every month you get an owner statement showing your income and expenses for the month. At year end you will receive an annual statement as well as a 1099.

Who holds the tenant security deposit?
In Oregon the management company is required to hold the security deposit in a client trust account.

Lisa Berg » Property Manager, Owner, CEP (continuing education provider)
Lisa Berg is a real estate investment owner in Bend who has been managing rentals for over 15 years. She and her husband purchase, flip, and rent out their own rental investments.
Lisa knows the importance of having a property manager in the Bend Area who looks out for your investment in order to get the best renters and return.
When Lisa has a free moment you will see her mountain biking, camping, boating and every once in awhile riding the chair lift at Mt
Bachelor.
Karisa » Office Manager/ Billing Specialist
Karisa comes to us with a background in vacation rental management, 911 dispatching, a variety of office work and service industry experience. She went to school for emergency communications and worked as a 911 dispatcher before jumping into rental management. She collects, processes and reviews utility and vendor bills, closes and charges work orders and sends lease renewals. She does all the big and little things that help our office run smoothly.
In her free time Karisa coaches high school dance team. She spends most weekends fishing, at a dance competition, relaxing with family, or exploring Central Oregon with her husband and dogs.
Kevin » Operations Manager/ Property Manager
Kevin is our maintenance manager and our assistant property manager. He is our main owner contact when it comes to all things maintenance or other issues. Kevin at times is the person an owner will meet when ready to rent out their home. His knowledge of maintenance and the rental market give owners peace of mind knowing they are in good hands with our company.
Kevin comes to us with a background in real estate appraisals and loves being out in the field visiting with our wonderful tenants and owners . He also owns rentals himself so has a good understanding of the expectations owners have when we are caring for their home. When Kevin is not working he enjoys golfing, hiking, wine tasting, exploring new areas of Central Oregon or just relaxing by a fire.
Jennifer » Field Agent
Jennifer is our field agent and inspector. Jennifer does all move in/out and routine inspections on our properties. It is because of Jennifer that we make sure to have the highest quality rentals in town. She has had her own cleaning company and also has janitorial experience. Often she will meet tenants for small maintenance repairs too. She is rarely in our office and spends most of her time running around to different parts of Central Oregon.
When not working Jennifer enjoys spending time with her grandson. She also has many grand babies throughout the country that she tries to visit whenever she can. She is our eyes out in the field and we appreciate the attention to detail that she provides.
Anika » Leasing Agent/ Tenant Services
Anika is our remote leasing agent, working out of Seattle, WA. She went to school in Washington where she received a degree in psychology. She has spent lots of time working with children before entering into property management. Although you will not see her in office, you will likely speak to her over the phone while going through the application process or if you have tenant questions. She is the one who reviews applications and helps us find great tenants for our properties.
When Anika is not working she enjoys hiking and crafting. She also loves to travel when she has the chance!
Carl Johnson » Inspection Agent/Repairs
Carl is in charge of our property inspections and also does our in house maintenance. He is often the one tenants get to see every few months. He helps to make sure that our properties are in good condition and that our tenants are happy. He comes to us with a background in retirement home maintenance and grounds keeping. He loves to chat and always has a welcoming smile on his face.
When he isn’t out in the field doing all things maintenance you will find him with his lovely wife and boys. They will probably be out with their darling dogs taking in the Central Oregon air. He loves Van Halen and rocking out to any music. He likes living in small towns, his favorite town is Champaign Illinois.
